CONSTRUCTION UPDATE NOTICE
June 11, 2018 through June 25, 2018
What to Expect On-Site
Retail Tenants:
Jersey Mike’s and Habit Burger continue to work on their respective tenant fit-out construction. Both expect to open during Summer of 2018. Denizens has commenced work on their tenant fit-out permit documents. They anticipate opening by the end of the year.
Townhomes:
The construction of the next section of townhomes between Rhode Island Avenue and 47th St. on the South side of the Village Green is well underway. They are expected to be completed by Summer. The remaining block of townhouses are anticipated to be completed by the 2nd quarter of 2019. Currently, over 70 townhomes have been sold.
Parking Structure Progress:
CBG Building Company continues construction on the new multi-level parking structure on parcel E – the building 5 pad site. Precast garage erection was completed on May 23rd. Mechanical, electrical and plumbing trades are actively working within the garage on all levels including the 5th and 6th floors. Installation of the landscape and hardscape along 46th Street to begin the week of June 4th and continue for approximately six (6) weeks.
Village Green:
The Village Green was recently regraded to add an additional layer of topsoil, irrigation and seeding. Access to the Green will be restricted until early July to allow the grass to grow and take root.
Capital Bikeshare:
The Capital Bikeshare Station has been successfully installed and opened on Van Buren St near the McAlpine Ice House. The ribbon cutting took place on June 1, a photo is included below.
CSX Crossing:
The construction of the Crossing is complete. We are hoping that remaining administrative matters will be resolved by Father’s Day and the Crossing opened to the public.
Free Daily Shuttle:
Riverdale Park Station features a FREE daily shuttle from 6:30 am to 9 am and 4:30 pm to 7 pm. It runs every 15 minutes between Riverdale Park Station, College Park Metro Station and Prince George’s Plaza Metro Station. The shuttle stop is located near the main entrance to Whole Foods Market. Use it for quick and easy access to work, shopping, recreation and regional transit. Visit. www.rpstransit.com/shuttle for more details.
Miscellaneous Site Improvements:
Traffic control signs (stop signs, One-way signs, No Parking signs, etc) have been installed along Woodberry, Rhode Island Avenue and 47th Street. Final street paving, street signs and pavement markings are scheduled to be installed in three phases, beginning later this month. The diagram below illustrates the three phases. We anticipate the completion of the first phase by July 4th, the second phase by Labor Day and the third phase by Mother’s Day 2019.
Hiker Biker Trail:
With the necessary adjustments and safety concerns addressed, the Hiker-Biker trail was reopened in Mid-March. The trail will continue to follow the original temporary path set, as seen below. Hikers and Bikers should watch for and follow the detour signs indicated the direction of this trail.
